What specific problem are you solving?
Affordable housing is a widespread crisis in the U.S. and globally. In the U.S. alone, there's a shortage of over 7 million affordable homes, yet even the 5 million existing units are underutilized due to broken leasing systems. Placing a tenant can take 8–10 weeks—not because of lack of demand, but due to outdated, manual compliance workflows property managers must navigate. This delays move-ins, drives up vacancy costs, and keeps homes out of reach for those who need them most. The impact falls hardest on underserved communities—often low-income, non-English speaking, and less tech-literate—who struggle with confusing applications and inconsistent processes. We’re starting in the U.S., where we have deep expertise, but these inefficiencies and compliance burdens are common across developed cities facing affordability challenges.

It works 24/7, speaks multiple languages, and guides tenants through each step of the application process, making sure they understand what’s needed and submit the right documents. On the property manager side, Arlo checks applications as they come in and flags when something’s missing or incorrect—saving time and reducing errors. By replacing outdated systems and back-and-forth emails with a clear, automated experience, Arlo cuts the leasing process from 8–10 weeks to under a day.
Who does your solution serve, and in what ways will the solution impact their lives?
Our solution primarily serves renters who rely on affordable housing programs like Section 8 and LIHTC—often low-income individuals, people of color, immigrants, seniors, and others historically excluded from stable housing access. These communities have faced decades of structural barriers, from discriminatory housing policies to underinvestment in public services. Delays and inefficiencies in the leasing process disproportionately impact them, leaving units vacant while families remain unhoused. By helping these renters access housing faster and more easily, we reduce the costs and frictions that discourage investment in affordable housing. When it becomes easier and less expensive to place tenants, developers and property managers are more likely to create and maintain affordable units. The impact cascades: serving renters better not only improves individual outcomes but also strengthens the entire affordable housing ecosystem across U.S. cities.
