What specific problem are you solving?
EquityShare is solving the capital access gap that prevents emerging developers and underserved communities from participating in real estate development. Traditional financing is gatekept by institutions, requiring credit, collateral, and connections that many local developers lack. As a result, communities face disinvestment, displacement, and a lack of ownership opportunities. In the U.S., over 90% of first-time developers cite lack of funding as their top barrier. Globally, 1.6 billion people live in inadequate housing. Minority developers represent less than 5% of real estate firms, and the affordable housing shortage in the U.S. exceeds 7 million units. EquityShare uses smart contracts to enable compliant, transparent crowdfunding, which allows developers to raise capital directly from their communities. Our system automates ownership, distributions, and cap tables, reducing legal complexity and building trust. By decentralizing access to capital and empowering people to become co-owners, not just tenants or donors, we are creating a Sharing Equity Economy by turning capital deserts into thriving communities led by the people who live in them.
What is your solution?
EquityShare is a crowdfunding platform powered by smart contracts that helps real estate developers raise capital directly from their communities. Instead of relying on banks or institutional investors, developers can legally offer fractional ownership in their projects to everyday people through Regulation D or Regulation CF offerings. Here’s how it works: A developer lists a project on EquityShare, and our platform creates a smart contract that outlines the investment terms. Community members can review the project, invest online, and receive a digital token representing their share in the property. As the project earns income, the smart contract automatically distributes profits to each investor based on their ownership. The platform uses Ethereum-based smart contracts for transparency and automation, and agentic AI tools to simplify compliance, onboarding, and legal documentation. EquityShare makes it easy for anyone to co-own real estate and for developers to access flexible, community-driven funding, creating a new model for inclusive neighborhood development.
Who does your solution serve, and in what ways will the solution impact their lives?
EquityShare serves two underserved groups: emerging real estate developers and everyday community investors. Emerging developers are often Black, Brown, or women led. They have the vision to build in their communities but face major barriers to funding. Traditional financing systems are stacked against them, requiring high collateral, strong credit, or institutional connections they often don’t have. As a result, many great projects never get off the ground. Community investors include teachers, barbers, nurses, and local residents who want to invest in real estate but are shut out due to high minimums and lack of access. They are ready to build wealth but lack the tools to participate. EquityShare changes that. We provide a legal and transparent crowdfunding platform where developers can raise capital directly from their communities. Through smart contracts and blockchain technology, investors receive digital tokens that represent ownership in real property. As the project earns income, profits are automatically distributed. This empowers developers to build without gatekeepers and gives community members the chance to invest affordably in their own neighborhoods, turning residents into co-owners and transforming how communities grow.
